- Planner for an 18-unit residential infill project for 0.4 hectares total land holding. The plan required a lot addition in order to assemble the land base and consisted of a 3-storey apartment building and semi-detached dwellings.
- Directed preparation of various Concept Plans for various land use development options including different built forms in response to public input along with cross section details.
- Co-ordinated work of consultant team through the planning approvals process – the project required Official Plan Amendment, Rezoning, Lot Addition and Site Plan Control approvals.
- An appeal to the Local Planning Appeal Tribunal (LPAT) resulted from the Official Plan Amendment and Rezoning applications but was successful, ruling in favour of the development to permit the residential infill project. Issues surrounding compatibility and density of the 3-storey apartment proved challenging and were successfully defended at the LPAT.
- Since the LPAT approval, the project has undergone additional design changes as a result of a decrease in the anticipated land base.
